A 4.6 million-square-foot development in West Cambridge, near the Alewife MBTA station and commuter rail line, would more than 2,000 housing units, commercial and lab space, according to reports.
The plan, which would also complete a pedestrian and bike connection to the Red Line T station, was first reported by Banker & Tradesman after the Denver, Colo.-based developer, Healthpeak, filed its plans with the state.
Healthpeak now has 46 acres in the Quadrangle neighborhood, which is near the Belmont town line, according to reports. A once-industrial area, this part of Cambridge has been under a building moratorium since 2022.
In its filing with the Massachusetts Environmental Policy Act office, Healthpeak noted that the proposed project will include 14 acres of public open space and parks, and donation of a 1.2-acre parcel to the city, according to Banker & Tradesman.
This project is separate from the proposed redevelopment of the MBTA parking garage at Alewife and the adjacent lane. The state and MBTA have been seeking a developer to take on the T site. This has prompted the town of Arlington and later, the city of Cambridge, to have the project include actions to eliminate or reduce the combined sewer overflow that now pumps untreated sewage into the Alewife Brook.
That overflow prompted hundreds of people to reach out to the Cambridge City Council to pressure the state to help solve the Alewife sewage issue. The CSOs pump millions of gallons of sewage from Cambridge and Somerville into the brook, and sometimes into Arlington homes, each year. The most recent report of an overflow into the brook occurred on July 25, according to a public notice that Cambridge is required to post. The discharge happened upstream of the confluence of the Little River and Alewife Brook and upstream of the Route 2 Bridge, according to the notification.
